Find a home.
Feel clear about the journey.
A good home search starts before the first showing. Bring your priorities into focus, understand the process, and build a plan you can use.
1. Define what matters.
Separate the essentials from the preferences: budget, location, property type, accessibility needs, space, and timing. Think about the everyday experience as well as the house itself.
2. Understand the full budget.
Speak with a lender about financing, preapproval, and estimated monthly costs. Consider closing costs, insurance, taxes, maintenance, and any association dues alongside the purchase price.
3. Make the search practical.
Compare homes against your priorities. Visit locations at times relevant to your routine, test your commute, and verify details that matter to you directly.
- Verify school assignment with the relevant school district for the specific address.
- Review available property documents, disclosures, and inspection information.
- Ask about insurance availability and costs early.
- For association properties, review the applicable documents and financial information.
4. Understand representation and your offer.
Before touring together, we’ll discuss representation, the applicable agreements, and how compensation is handled. Before making an offer, review price, terms, contingencies, deposits, and timing so the decision is informed.
5. Stay engaged through closing.
Once an offer is accepted, the work continues: financing, inspections, document review, and deadlines. Understand what each step means, who handles it, and when your decisions are due.
